CBRE

Graduate Surveyor, Valuation and Advisory at CBRE

Application Advice: When applying research the property industry well. It is less about the rent per sq ft and much more about the general forces on say what will affect retail, how does online retailing affect the demand for space, what about changing work habits and what do these mean for office investment, etc. Also it is important to have a good rounding. So don't just talk about what you did at school or uni as a subject. Having gone to Reading, Cass, Oxford Brooks, Cambridge or Oxford really helps here, although non cogs have a good opportunity here as well.

Interview Advice: Don't name drop although you can mention you know someone. If you do, the interviewers will follow up with said person. Be aware of the current property news and when a question is asked you can answer it correctly in what you think is right, but it is much more about what people expect to hear: e.g. when asked what affects the property industry in February 2015 I have answered the interest rates of the central bank of England. It's correct but not what people wanted to hear when they wanted to steer the conversation about Cross rail.

Gerald Eve LLP

Assistant Surveyor, Development at Gerald Eve LLP

Application Advice: A straightforward process to apply initially with a few essay questions, CV and covering letter. If successful they will invite you to an assessment centre consisting of group tasks involving a scenario where you had to debate amongst a group and then come together with a decision to present back. The individual task was a writing one, whereby, another scenario was given and we had to draft a response to a client within a set timeframe. The interview was 40 minutes to an hour and included both HR and competency based questions. They like to hear your desire to work hard, learn and most of all your commitment to your APC, so if you already have experience towards this, it is a big help. The good thing about Gerald Eve in comparison to other middle to large consultancies is they invite you to an assessment day then within a week of attending you will know your outcome, whereas other firms can take months with several stages, which can be frustrating.

Interview Advice: Revise the following questions: • Why GE? • What experience do you have to date, is this related to your APC? • What do you want to work in property? • What are GE’s core values? • Who is GE’s managing partner? • What current news have you heard about GE/ the property industry? • What are your weaknesses / strengths? Finally ask good questions to your interviewers! Harder the better and ones that make you stand out.

Graduate Surveyor – Valuation Advisory, Retail Valuation Advisory at JLL

Application Advice: Show you have knowledge of the sector but also the company. Highlight what you are interested in but do make them aware that you understand all aspects of the business and how you would contribute. Be ready to take on different roles and do not be afraid of learning new things and dealing with things which you are not familiar with. Investigate what the team you are aiming for would need and show them how you can contribute in that area, either by demonstrating the knowledge you already have or expressing how you would learn this particular skill.

Interview Advice: They tend to ask if you possess good analytic skills, so do take the time to get familiar with excel, and other programs which are necessary for the role you are applying for. You do not need to be the best at it, but you do have to be aware, and learn (what you can on your own) and be willing to work through it. Don’t focus on just one thing, but don’t be indifferent either. If they ask which area you are interested in the most, do let them know, but also add how you would like to explore other areas of expertise which link to it, and enjoy working in a team towards the same goal.

JLL

Graduate Surveyor, Office Agency at JLL

Application Advice: Make it interesting. They get thousands of applications so try and stand out - think about how most people would answer a question and try and put a different spin on it - you'll stick in the assessor's mind which is half the battle. Things like spelling and punctuation are also incredibly important. When you have that volume of applications a tiny mistake can be the reason you don't make the first cut. Last thing, if you want to work in London put it as your first choice. If you want a region, put that. Don't try and play a tactical game. If an assessor from the regions thinks you actually want London that may well stand against you as they won't want to choose someone who they think will leave as soon as they qualify.

Interview Advice: Show them you are someone they would want to work with, not only because you can do the job, but also because of who you are as a person. Experience and 'the right degree' will only get you so far. You want them to finish your interview and think 'I really want that person on my team'. So relax and make sure you have some questions for them.

I would suggest applying and first understanding the company view of the built environment, objectives, clients... Once you get into the company I would suggest to ask for a mentor and have regular meetings with line manager in order to understand what are the milestones, expectations and requirements for a graduate.

Interview Advice: The interview for graduates consists on an assessment day where they ask to demonstrate your potential. There are a lot of grads trying to get a position so I would suggest prepare the different fields covered but also not being nervous. Fields covered are: personal presentation with Q&A, team case study, application of team outcomes to write an individual report and an interview one to one.

Graduate Surveyor, Property Fund Management at JLL

Application Advice: Get as much work experience as possible! The more varied the better, as it will give you more to talk about if you get to the interview stage and it will help fill the application with a commentary that is actually relevant to the property industry. Do not make it something that could be sent off to any big corporate. If you do not have any relevant experience, do not let it put you off applying, JLL are always looking to take on non-cognate students with backgrounds beyond real estate. Just be sure to clearly identify your transferable skills and clarify what you think makes them relevant to various business-lines within the company.

Interview Advice: As per the above, if you have relevant work experience, talk about it whenever the opportunity arises and be as technical as you can be. If you can readily utilise terminology that the interviewer uses on a daily basis with clients and colleagues, it shows that you are already on your way. Do not pretend to be the finished article; modesty often goes a long way.

Costain

Graduate Quantity Surveyor, Heathrow LPI at Costain

Application Advice: My advice to any graduate starting out as a QS would be to try and work on a smaller project (< 3 million). By working on a smaller project it allows you to take on a wide range of responsibilities and you are less likely to get stuck doing the same thing everyday, which has been the case with some other graduates that I have spoken to.

Interview Advice: In terms of preparation it is important to make sure that you read up on the company that you apply to and have an understanding about the structure of the company, their company values, projects and any recent company news. Make sure that you have a few questions on a piece of paper that you can ask at the end of the interview. A potential topic could be your dissertation - maybe ask for people within the company who you can speak to or the interviewer’s opinion on your title. The most important thing on the day is just to be yourself and remember that the people who are interviewing you would have been in your position before.
